Working with legal counsel, the elected Board of Directors and staff, Terra Realty Advisors, Inc. structured the purchase of a 25,000 square foot office condominium interest in a 100,000 square foot building, together with the acquisition of a 57,500 square foot industrial warehouse building, and 6 acres of adjoining vacant land. Using the RFQ/RFP process developed and tested by TRA on multiple occasions, we engaged the entire design and construction team starting at the schematic phase, and with input from all parties the final plans were created, a Guaranteed Maximum Price (GMP) contract was finalized, and construction was completed in 6 months, and delivered under budget. The final buildout involved 25,000 square feet of T.I.’s in the Headquarters Building, and the construction of a 13,000 square foot office building, an auto shop, high bay racking, welding shop, hazmat area, all constructed within the warehouse building. Security, fiber optic inter-connects between the buildings, furniture systems and interlinked data/communications throughout were also part of the construction.
