Terra Realty Advisors, Inc. was engaged by ICON in 2012 to assist them in lease negotiations and project management to convert an existing 139,000 sf industrial/warehouse building adjacent to the Nut Tree Airport into a state-of-the-art manufacturing facility for the production of ICON’s new A-5 sport plane. In addition, we negotiated with the landlord, Buzz Oates Company, to acquire expansion land for a Global Sales and Training (GST) along with property for a water landing turnout area and a future corporate and training facility of approximately 75,000 sf. We negotiated an option for ICON to acquire the fee interest in 2141 Beechcraft, as well as an option to expand to the adjacent (north) 139,000 sf “clone” building as operational needs dictate. Terra Realty Advisors, Inc. also negotiated the purchase of an additional 14 acres of land from the County of Solano, adjacent and north of the 2131 Beechcraft option building, next to the Nut Tree Airport.
