Terra Realty Advisors evaluated all of the Union School District sites and provided options and recommendations for board consideration to generate additional funding for the district. TRA evaluated 16 sites, including the current district office, and provided an analysis on each property, including zoning, marketing viability, and legal impact of current lease agreements on some sites, along with the impact of current school enrollment and site use. From that analysis TRA provided a more extensive range of values for 5 potential sites, along with development scenarios and a range of values and returns to the district associated with each option.
