Ground lease with institutional financing
This project involved the demolition of a closed Olive Garden restaurant, and combining two pads to construct the building in this 10 year old shopping center. Working in an extremely short time frame and delivery date, the building was constructed using precast concrete panels, which allowed construction to occur during the winter with minimal delays due to weather. The financing was complex, including city redevelopment funds, ground lease and institutional financing. The project manager coordinated all aspects of the entitlements, development and consturction from start to delivery of the final space to Ross.
