Terra Realty Advisors, Inc. (TRA) working with Centinela Valley Union High School District (CVUHSD) and the legal firm of Orbach, Huff, Suarez & Henderson, provided consulting services and real property advice on eminent domain matters for a portion of land required by CVUHSD for a new road servicing an expanded campus at Lawndale High School. Negotiating with all parties, TRA crafted a solution with the owner where by CVUHSD acquired the entire Hajoca Property, which gave it the roadway land required, as well as property with a credit tenant subject to a NNN lease with 8 years remaining. The quality of the property and tenant – along with the strategic location adjacent to the Lawndale High School Campus at a signalized intersection, allowed the District to finance the entire acquisition price using a “COPS” tax exempt bond, with the rent paying off the loan. When the tenant vacates, the District will have the option to relocate their current District Office to this building, which will be more secure and conveniently located for staff and customers, thereby “freeing up” the existing District Office currently located on the Lawndale campus for a new classroom space; a true win for the CVUSD.
